Talking purely on rent basis, for a 2crore property, a rent of 80000 is merely 4.8% return per annum and that too disregarding the maintenance a property demands. As far as capital gains are concerned, property has never been able to match equity in long term. Furthermore, there's lot more headache in selling and maintaining property as compared to funds/equities. Real estate market is not as liquid as equities or funds. As for me, I can't find a single reason to invest in property over equities. Convince me otherwise. :P lol
